Buchanan Partners, one of the Washington, D.C. metropolitan area’s largest commercial real estate development firms, has selected CB Richard Ellis (CBRE) as exclusive leasing agent for Bowie Corporate Center, a five-story “green” 131,000 square foot office building in Prince George’s County, MD, that was completed in late 2006. Bowie Corporate Center was recently named Best Environmentally Friendly Building and Best Suburban Office Building of 2007 by the Maryland/DC Chapter of the National Association of Industrial and Office Properties (NAIOP). The building is under review for the U.S. Green Building Council’s LEED (Leadership in Energy and Environmental Design) Gold certification, and was one of the first structures to utilize Maryland’s Green Buildings Tax Credit.

CBRE was selected to lease the building’s Class A office space on the basis of its recently announced goal to become “carbon neutral” by 2010 and to assist its clients with energy efficiency programs. “We felt having a brokerage firm that really understands green building technology and is dedicated to promoting sustainable development will be key to achieving our long-term goals with our first LEED rated building,” said Robert E. CBRE’s leasing team includes Sally Wilson, AIA, LEED AP, the first licensed commercial real estate broker in the Washington, DC region to be designated as a LEED Accredited Professional and CBRE’s representative to the U.S. Green Building Council. Joining Wilson on the leasing team are Larry Thau, Todd Bosley and Tim Jaeger who have deep knowledge of the regional market, especially suburban MD.

The building’s eco-friendly features include a heating and cooling system that reduces building energy use by 30 percent. An under-floor air distribution system reduces energy use while increasing thermal comfort. Exterior sun louvers and low-E tinted glass windows reduce solar heat load while admitting natural light through the main vision panels. Interior light louvers reflect daylight through clear glazing into the building’s interior.
