Bowie, MD, February 8, 2008…Buchanan Partners of Gaithersburg, Maryland has signed MedAssurant as lead tenant for its LEED (Leadership in Energy and Environmental Design) Gold rated Bowie Corporate Center in Bowie, MD. MedAssurant has leased 96,932 rentable square feet (RSF) in the 125,969 RSF building located at 4321 Collington Road. Only 1,280 RSF remain available.

 

Todd Bosley and Tim Jaeger of CB Richard Ellis represented the landlord while Michael Sullivan and Joe Ruzecki of CB Richard Ellis represented the tenant in the transaction. MedAssurant, a medical “informatics” service provider, will utilize the space as its corporate headquarters.

 

“MedAssurant’s choice to locate its official headquarters at the Bowie Corporate Center is evidence that Prince George’s County provides a central location with the infrastructure to attract an industry leader,” said Prince George’s County Executive Jack B. Johnson. “It’s not a coincidence that a leading provider of health care services would choose a green building to house its corporate executives. The County thanks Buchanan Partners for selecting Prince George’s to premiere its energy-efficient Class A building.”

Last year, Bowie Corporate Center was awarded the LEED (Leadership in Energy and Environmental Design) Gold certification by the U.S. Green Building Council (USGBC). It is one of the first buildings in the U.S. to achieve Gold certification within USGBC’s Core and Shell program designed, specifically for new and speculative commercial building construction.

 

Earlier, Bowie Corporate Center was named Best Environmentally Friendly Building and Best Suburban Office Building of 2007 by the Maryland/DC Chapter of the National Association of  Industrial and Office Properties (NAIOP).

 

The building’s eco-friendly features include a heating and cooling system that reduces building energy use by 30 percent. An under-floor air distribution system reduces energy use while increasing thermal comfort. Exterior sun louvers and low-E tinted glass windows reduce solar heat load while admitting natural light through the main vision panels. Interior light louvers reflect daylight through clear glazing into the building’s interior.

 

Bowie Corporate Center’s location offers easy access to Route 50 and the New Carrollton Metro station, with buses stopping directly in front of the building. Three airports and the Amtrak train station at New Carrollton also are within easy reach. The building provides special parking for hybrid vehicles, free surface parking, bike racks, and an exercise room with showers.
